Subdivision Map Act: Updates on Key Developments in 2017

The Subdivision Map Act is an essential to the regulation of land use by cities and counties throughout California.  The Map Act sits at the critical intersection between community land use planning and private real estate development, with subdivision maps serving both to ensure the proper design and improvement and to authorize the sale, lease, and financing of property.  The Act has been frequently amended by the Legislature over the past decade, making careful attention to the Act a necessity.  The Subdivision Map Act of today: 

  • controls the design of improvements
  • regulates the division of real property
  • protects public and private property interests
  • encourages and facilitates orderly community development
  • coordinates planning with community patterns established by local authorities
  • ensures proper improvements are constructed so that development does not overburden taxpayers
  • protects public health and safety

Matthew Gray, a land use attorney with Perkins Coie in San Francisco, practices regularly under the Subdivision Map Act and will provide an update on key developments in 2017 relating to the Map Act and California land use generally.

Matthew Gray is a Partner with Perkins Coie who focuses his practice on land use entitlement processing and litigation. He represents a range of local agencies, real estate developers and landowners in all stages of the land use entitlement and development process.  Matt is the co-author of California Land Use & Planning Law and is the annual updates author of California Subdivision Map Act & the Development Process.
